- Schedule
- Preconstruction and Construction schedules are developed using Microsoft Project. These schedules are formally updated monthly, while three-week look-ahead “snapshot” schedules are created weekly and distributed at weekly subcontractor coordination meetings. The construction schedule that was developed during the bid process is incorporated into each subcontract. The project is started on time and completed on time.
- Costs
- A Guaranteed Maximum Price contract is executed before any work begins. Change orders are minimized or eliminated through the preconstruction process. Any changes by Owner or Architect are negotiated with unit prices, and hourly rates are developed through the use of bid forms to ensure fair pricing. Costs are monitored and controlled closely to ensure a financially sound project.
- Quality
- An established quality control program is implemented to ensure a minimal punch list, less warranty calls and legal issues, resulting in a higher building value.
- Safety
- Daily inspections and weekly safety meetings with all subcontractors. OSHA 10-hour requirements for subs and safety tickets and bonuses. No bad press and lawsuits involving our projects.
- Communication
- Monthly reports are created and bound for selected team members. Each report provides a narrative with pictures of the past month's progress, an executive summary, a projection of next month's activities and copies of the updated schedule and all logs.
- Litigation Avoidance
- Power Contracting has an established, written litigation avoidance program that includes such items as creating and documenting a dry building envelope, mold avoidance, proper use of record drawings, review and scrub documents and warranty and maintenance programs to ensure the project remains successful.
- Customer Satisfaction
- The achievement of the aforementioned components of each construction project is a technical accomplishment that usually ensures an outstanding project but does not guarantee customer satisfaction.
